Case Study – Design & Refurbishment of Grade II Listed Building within the Barton Arcade, 63 Deansgate, Manchester

Select Interiors received an enquiry to design & refurbish a retail unit with offices over three floors with a single frontage to the shop area on the ground floor and a double frontage to 1st floor.


The space as you can see from the images required damp treatments to the basement, all the existing services, Air Conditioning and sprinklers renewing / rationalising. The space was formerly used as a Wine retailer, the cellar for storage and the 1st floor as a bar / café

The client GBM are a long-established Apple authorised reseller. This successful company has been trading for over 20 years and is an Apple accredited Solutions, Service and Training centre. They work with small businesses, multi-nationals, schools and professional creatives specialising in Apple technology. The expanding business wanted a high footfall retail, workshop, showroom, meeting and training facility to complement their existing 3,500 sqft space in Ancoats. After lengthy search and elimination process they discovered a space in a prime location on Deansgate in the handsome Grade II listed Barton Arcade

The brief was to convert the basement into workshop facilities with secure storage, new kitchen and high bench seating. A clean modern retail space on the ground floor with bespoke retail displays and Led lighting. Workshop, meeting, training and breakout to be incorporated into the double fronted 1st floor space

Following are the storyboard of the enquiry;

1. Initial enquiry and site visit, survey, discussion with client and brief for what is required by the client in terms of use of space and design

2. Submitting summary of brief to the client which includes survey images and confirmation the we as a business have understood what our client wants from the space

3. Amends to brief and the additional instruction for an application to Listed building consent for Listed Building Application. Select Interiors proposed that the existing brand and logo should be updated to reflect the company’s move to the high street

4. Select Interiors produced scoping and tender document and sent tenders to Brand / Design Agencies and submitted tender returns to client and sample concepts for approval. The Select team worked closely the successful agency Jam Creative to produce a dynamic name / logo / brand identity to reflect the company’s expansion to the high stree

5. Select Interiors produced budget costs options for refurbishment to include all professional fees

6. Draft design stage, drawings including plan layouts, elevations. Agreement on layout and detailing. As built plans completed after feedback from client

7. Submission of final plans to Building Control and Listed Building Control for plan check prior to full application

8. Creating 3D model in Revit so that the client can virtually walk through the scheme

Select Interiors worked closely with branding and digital agency Jam Creative to re-brand to completely update their current graphic / branding design and to compliement their move to this prestigeous retail site

10. Production of indicative programme illustrating procurement lead-times, start date, works milestones and sequencing to projected completion

11. Production of tender and construction issue health & safety plans for proposed works



12. Start on site, set up, Health & Safety, Tool Box talk with all operatives and sub contractors. Works commence with isolation of all services, provision of temporary lighting and demolition / strip out

Further works recently completed or currently on site include 3,500 sqft of offices & communal areas for a property company in Nelson. The design and fit out of offices for the Uber cool Dutch brand and digital agency Dept and Building Blocks on Portland Street, Manchester. A 2,800 sqft refurbishment of Reception, Communal Areas, Kitchens and W.C.s for a landlord in Letchworth.

Select Interiors have provided design, space planning through to the completion of all the building works. Services included partitioning, glazed screens, bespoke joinery, veneered doors, kitchen facilities, electrical, distribution, data, A/V equipment, desks, storage & screens
