Good negotiating skills, experience, and having a good payment record helps with suppliers. Always try and contact the Sales Representatives rather than just accepting the price from a Company telesales operator. This advice seems a little obvious often people do not have the time to compile and send out official tenders and to talk to mobile sales reps. often busy or unavailable. The easiest option is to refer to trade price lists and often office based sales staff. At Select Interiors we always try and get best value for our clients by ensuring we negotiate with reps and that all material prices received from suppliers are compared to two other quotes from similar providers.
The same ethos applies to sending tenders to sub-contractors though with less choice and a diverse set of factors to carefully evaluate. Projects are tendered at modest margins and the easiest way to price you out of the market is by not properly checking and cross checking tender returns. This is a time consuming process as there are often exclusions and caveats which need to be accounted for. Sometimes the cheapest tender returns are revealed upon closer inspection to have excluded elements. There is a diminished pool of good quality reliable sub-contractors and cheapest is not always best, we have a rigorous 10 page,1002-word pre-qualification questionnaire which we ask all contractors to fill in & return to us. This helps us assess competency as well as their insurance cover and health & safety record though does not guarantee good works. This can only be properly evaluated by the experience of employing them, good contracts receive repeat orders, and poor ones are removed from our data base. We endeavour to nourish and strengthen our relationship with good reliable electricians and plumbers by ensuring our management are receptive to their requirements on site and ensuring they are paid promptly. We ask a lot of our contractors, programme periods are often so constrained that we have to work weekends to ensure handover dates are achieved and a good working relationship is crucial when asking contractors to go the extra mile

The next stage to ensure you are competitive and therefore giving clients value for money is management of employees. It is crucial in ensuring you achieve the best in productivity from your workforce on site. I think of a business as an organism, all the parts need to not only be managed but encouraged and given incentives to achieve the best for our clients. Here at Select we encourage initiative from employees if this helps to increase productivity and an incentive scheme which rewards employees for high scores sign off for performance project sign off forms (see below)

ON SITE MANAGEMENT & CUSTOMER CARE
Select Interiors have 30 years’ experience in project managing our own projects and others as service provider for larger contractors. Select Interiors provide a pre tender Site Specific Risk Assessment & Method Statement for proposed works, examples from a typical approx. 58 page plus document. This document assesses all construction risks, also incorporates detailed methodology of each site task and a timescale for the project. Site Managers & Managing Director’s contact details, COSH assessments for hazardous substances, adhesives, solvents, paints etc.
SELECT INTERIORS PRODUCE A FULL GANT CHART OR XL FLOW CHART PROGRAMME FOR PROPOSED WORKS,
Each task is allocated a start and finish date, interdependent tasks overlap and key dates are highlighted to illustrate critical path, see key point below;
- Dates and durations allocated to tasks.
- A critical path (the sequence of critical tasks upon which the overall duration of the programme is dependent).
- Tasks which can only be carried out after other tasks have been completed.
- Tasks which can be carried out simultaneously.
- ‘Float’ within tasks that are not on the critical path (that is, delays that can be incurred without affecting the critical path). Identifying float can be helpful in highlighting where it may be possible to transfer resources to tasks that are on the critical path.
- The need for specific resources such as plant, services or materials and their lead time.

Select Interiors Contracts Manager produces a weekly progress report with images, task status, percentage of works complete and any unforeseen additional costs.

Select Interiors have recently completed works for Mediacom Northwest a full reconfiguration, design & fit out of 4th & ground floors to accommodate a further 48 staff and a new Finance Director. This is the 10th project for Mediacom
The design & building of new Executive offices including new floocoverings to all Directors offices and Boardroom for EDM Airospace. This is the 12th project completed for EDM
A full design and installation of extract, ductwork from ground level to 5th floor roof space incluidng structural works, fire stopping for Homes & Communities Agency and Parkinsons Contrcators for two exciting restaurants – Squid Ink & The Kettlebell
A short lead time (4 days fron enquiry to being on site) office reconfiguration and fit out for QA Consulatnts to accommodate 64 delagate training rooms in Salford Quays. Works include demolition, partitioning, glazing, electrical, data, floorcoverings and joinery. Timescale from enquiry to completion 14 days. QA Consultants have invited Select Interiors onto their prefferred contrcator tender list and we have been shown around their headquarters in St James House with a view to completing larger projects to similar specification
The extensive demoilition of an existing warehouse store area for Schawk Uk including removal of 42 Tonnes of cast concrete, the demolition and removal off timber displays and workshops and uplift of floorcoverings to shell. All works were completed over two weekends, Select Interiors have been asked to quote for the full fit out of this space plus an Executiave Office & Design Space
Select Interiors have been earmarked for a design and update programme for Manchester Metrolink & operators RatpDev offices & station rest rooms. These up-coming projects will be the 6th project for this valued customer

The Coffee Roaster was moved from their former site and all ductwork, gas supplies and connections were installed by the Select Interiors Ltd team. The German manufacturer sent their technical team from Germany to oversee the final connection. The space is as you can see above a busy working hub with daily roasting and tasting sessions
THE OLD PACKET HOUSE DESIGN AND FITOUT BY SELECT INTERIORS

The brief was to design and fit out a formerly neglected pub and convert it on a shoestring budget into a ‘Cheshire Pub’ style Restaurant & Bar. Select were given a week to survey, scope and design the project, 1 weeks lead time and six weeks to complete the project, images below
