Select Interiors are currently converting of The Old Post Office on Newton Street in The Northern Quarter for Manchester Architects practice.
The Old Post office works are the 2nd. phase of the conversion which will be a new Design Studio and Offices for O’Connell East. The project includes a cantilevered mezzanine floor and bridge between meeting rooms and general 1st. floor offices. The 2nd phase was delayed due to the existing structure’s floors loading. Structural Engineers surveyed the building using a none intrusive impulse response and radar survey method to identify the extent of steel reinforcement within the existing slab. The design was revised and new drawings issued to incorporate the Engineers calculations.
As the existing structural load is almost at capacity the mezzanine floor will be supported in a network of structural timber partitions rather than the usual steel U beam arrangements. The above images illustrate a week’s progress which included a full ‘set out’ with lazer level. Works include underfloor heating, electrical, data, bespoke joinery, 2 Oak staircases, partitions, ceilings, ceramic tiling, plumbing and glazed balustrades with stainless steel handrails.
The above images illustrate the structural framework for the Mezzanine floor, the lightweight construction is secured to external masonry with steel joist hangers. The cantilevered balcony is supported by three 600mm ‘fins’ which give a cut through, section type view of the ground floor office space from the entrance hall.
The above images show the plasterboard cladding to framework and the ‘fins’ supporting the mezzanine above.
Select Interiors over the last three weeks have completed work to The North Face shop in The Trafford Centre, works included bespoke joinery, glazed doors, installation of an expansion strip with MF partition where stairs to upper floor and decoration. Ltd and Asda – Bolton management & Armco Barriers, Horwich – bespoke joinery, plumbing, electrical and management.
