22 Lever Street is a Grade II Listed basement office space in Manchester’s Northern Quarter. Select Interiors was appointed to design and refurbish 8,500 sq ft of basement offices, kitchen facilities, W.C.s, shower rooms and shared workspace. The brief was to create an attractive space for a flexible ‘rent by desk’ model, supporting creatives, start-ups and businesses looking for adaptable office space in the city centre.

The Challenges: Creating a Flexible Office in a Grade II Listed Basement

The existing basement presented a number of challenges. The rear space was damp and difficult to navigate, with a warren-like arrangement of W.C.s and kitchen areas. There was also a concealed lift for goods, drainage issues and a footprint that needed to work much harder for the client’s flexible desk rental model.

Working closely with the landlords, we developed an office space planning solution that made the best use of the available footprint while improving comfort, circulation and usability.

The finished scheme includes open-plan desk space, separate offices, phone booth-style quiet areas, meeting rooms, a high-table collaborative zone, IT room, shower facilities, W.C.s and a kitchen breakout space.

The Office Refurbishment Process

Our process began with a detailed review of the existing basement, including its damp issues, drainage requirements, concealed goods lift and fragmented internal layout. From there, we developed a practical office refurbishment scheme that made better use of the available footprint.

The office space planning was designed to accommodate flexible desk rental, separate offices, meeting facilities, quiet areas, kitchen breakout space, IT provision and improved washroom facilities.

Building Control submissions were prepared before the 12-week programme began. Once on site, our team coordinated the demolition, structural works, waterproofing, drainage, partitioning, mechanical services, ventilation, lighting, joinery and finishes.

Working closely with the creative team at Jolie Studio, our hospitality interior designers delivered a first-class design and build package that honoured the building’s heritage while elevating its style and function. With over three decades of experience in hospitality fit-outs and commercial interior design, we completed a full renovation of this Grade II Listed manor house in only 14 weeks.

Overview

As specialists in commercial fit outs across Manchester and the UK, Select Interiors approached the project with a deep understanding of historical buildings. Every element of the fit out balanced conservation with modern comforts. The brief required a full transformation of both private and public spaces, including:

● 8 boutique bedrooms with ensuite bathrooms
● A high-end restaurant and bar
● Drawing room, lounge, and cloakroom
● Office and communal spaces
● Formal meeting room with Crittall glazing and slim-line sliding screens

The outcome is a venue that is perfect for weddings, private events, and hotel guests, all while preserving the charm and integrity of the original architecture.

Scope of Works

This fit-out combined traditional craftsmanship with modern luxury. Materials such as marble, smoked oak, wool, linen and natural stone were carefully selected to reflect the Cotswold vernacular and enhance guest comfort.

Our refurbishment included:

  • Structural damp-proofing and remedial works
  • Full mechanical, plumbing and electrical installations
  • Dry lining, plastering, and bespoke decoration
  • Bespoke joinery and fabrication at our workshop
  • Marble and ceramic wall and floor tiles
  • Custom glazed shower screens
  • Signage and graphics
  • Installation of Crittall-style glazed partitions

Our in-house joinery team manufactured bespoke features at our workshop in Manchester, allowing us to maintain exceptional quality across every detail.

Interior Design

As experienced interior designers and hospitality interior design specialists, we collaborated closely with conservation officers to ensure all work complied with Grade II Listed specifications.
Jolie Studio’s vision was translated into timeless interiors that offer a sense of luxury and sophistication.

The design language is subtle yet luxurious, mixing heritage features like fireplaces and exposed stone with contemporary finishes and smart space planning.

They work with small businesses, multi-nationals, schools and professional creatives specialising in Apple technology.

Sync Barton Arcade

The expanding business wanted a high footfall retail, workshop, showroom, meeting and training facility to complement their existing 3,500 sq ft space in Ancoats. After lengthy search and elimination process they discovered a space in a prime location on Deansgate in the handsome Grade II listed Barton Arcade.

Overview

The brief was to design & create a retail shop, workshop, showroom, meeting and training facility as an addition to their existing 3,500sqft space in Ancoats. The interior design of the handsome Grade II listed Barton Arcade was a challenge as the interior as well as the exterior has Grade II Listed Building status.

Scope of Works

Mechanical, air conditioning, sprinkler system, plumbing, electrical, lighting, ceiling rafts, partitions, toughened glass partitions, bespoke decorative large format plaster cornices, structural waterproofing, bespoke and on site joinery, decoration, bespoke signage, herringbone timber & a mix of quality flooring.

Interior Design

Select Interiors Manchester shopfitters produced full 2 & 3D drawings and models, mood boards and submitted drawings to Building & Listed Building Control. We also introduced a creative Agency to update their brand to complement the proposed interior design and their expansion from warehouse to the highstreet.

This Grade II listed building was extensively refurbished by Select Interiors Ltd. Scope of works included design, planning, building control application to completion, external remedial and re-pointing, roofing, leadwork and external drains.

Select Interiors Fit out Company completed the refurbishment of a Grade II listed Royal Exchange for Amaranth. The brief was to design, obtain Listed & Building Control consents. The works were completed in 2 phases and formal meeting space with Crittall glazing and slim-line sliding screens.

Scope of Works

An enabling works package which included demolition & dilapidation works to take the unit back to a shell. The 2nd phase included electrical, data, plumbing, mechanical & environmental control, structural works, building, bespoke cabinetry and , joinery, limed Oak LVT flooring, signage & decoration.

Select Interiors has completed a refurbishment project for the Lake District National Park Authority at its popular Brockhole Café on Windermere. The café, which is part of the Brockhole family activity attraction, overlooks Windermere and can be found in the beautiful arts and crafts property which also houses the visitor centre, shop and indoor play area.

Overview

The scheme in Manchester’s very own Venice, Castlefield is in the cornerstone of the whole estate which comprises of period offices, bars, restaurants, and leisure facilities. The 1st impression for any building is the reception, this handsome space incorporated basement communal workspace, communal boardroom, informal and formal meeting space with Crittall glazing and slim-line sliding screens.

The fast-track project, awarded on the basis of the team’s extensive experience in the hospitality sector and previous specialist projects undertaken in this field, was completed in ten days in order to cause minimum disruption for staff and visitors. and formal meeting space with Crittall glazing and slim-line sliding screens.

Scope of Works

scope of works which included bespoke joinery, electrical and mechanical installation, plumbing, full decoration services, hand painting of furniture and the completion of Royal Minton ceramic tiling, alongside cladding and copper fabrication work.
