To design & refurbish 8,500 sqft. Of basement offices, kitchen, and W.C.s and to create an agile creative space for a ‘rent by desk’ model for creatives and a facility which includes shower, meetings rooms and high table collaborative space.

The Challenges

The rear space was damp, like a warren of W.C.s and Kitchen, there was a concealed goods lift, and the drains required replacing. We worked closely with the Landlords to make the best of the footprint and to accommodate the workspace, separate offices and phone booth / quiet space, kitchen breakout, IT room and shower / W.C.s.

Scope of Works

The design and office space planning was submitted to Building Control and the programme period was 12 weeks. Scope of works: Demolition, structural works, structural waterproofing, drainage, partitioning, crittall glazing, plumbing, mechanical, heat recovery, ventilation, LED lighting, joinery, ceramic tiling, polished concrete floors and carpet tiles

The Grade II Listed basement is utilised as a shared resource for the upper floor tenants, the shower, meeting rooms and kitchen / breakout and there are desks to rent on flexible terms

The reception fit out design by Architects Tim Groom Associates and Youth Studio embodies a profound respect and understanding of the differing relationships between the materials / palette. Aluminium, steel, masonry, brickwork, reclaimed and new Oak, marble, soft wool boucle & woven fabrics. The design prioritised authenticity over embellishment and the Truth of Materials ethos from the Bauhaus movement

Overview

The scheme in Manchester’s very own Venice, Castlefield is in the cornerstone of the whole estate which comprises of period offices, bars, restaurants, and leisure facilities. The 1st impression for any building is the reception, this handsome space incorporated basement communal workspace, communal boardroom, informal and formal meeting space with Crittall glazing and slim-line sliding screens.

Scope of Works

Demolition, bespoke Aluminium curtain walling, Crittall glazing, bespoke Oak reception desk, high table, service bar, full height cladding. The workshop joinery was manufactured in solid and veneered crown cut Oak with stone ‘wrap over & in-set’ stone tops. Plaster finishes, sheer curtains, upholstery, signage, plumbing, electrical and lighting.

The reception fit out works were completed over an 8-week programme. The cast iron period radiators, sophisticated LED lighting, materials used complement the space & the integrity of the original Architect, Roger Stephenson’s vision

Creating a headquarters that supports Time Recruitment’s evolving work culture meant designing a space that blends flexibility, functionality and brand personality. The brief required:

Overview

This three storey double-fronted Edwardian building in Urmston was in poor condition. Damp cellars, collapsing plaster and a structure which was visibly deteriorating meant the space needed a full turnkey solution.

Select Interiors provided a complete office refurbishment in Manchester that aligned with the client’s ambitions to create a long-term base. The project demanded careful planning, strong communication and a flexible approach since hidden issues became visible during strip-out.

The building had been vacant for years, and once demolition began, most of the existing plaster fell away because of issues with water ingress and prolonged humidity. Our office interior design team reassessed the original scope, reviewed budgets and developed solutions that protected the design intent.

Walls and ceilings were fully hacked off, lined and finished. Bespoke joinery and commercial bespoke furniture were refined to work within the updated structure. The result is a contemporary workspace design that blends character with clean, modern lines.

Working closely with the landlord and design team, we transformed a shell space into a striking, functional office tailored specifically for a modern creative agency.

The project began as a landlord-led shell and core refurbishment. The brief was to create a highly functional office fit-out while working within the constraints of a heritage building and limited structural load capacity.

One of the key challenges was introducing additional floor space without overloading the existing slab. This required a bespoke structural solution, alongside careful coordination between our commercial interior designers, mechanical contractor and electrical contractor to ensure performance, safety and compliance.

The brief was to install a kitchen / breakout, server room and to create open plan space for 20 staff to include informal seating / reception and collaboration space.

Select Interiors Creators + Makers then carried out a further phase of electrical & lighting works for the Landlords Castlefield Estates, continual lineal LED lighting and pendants on separate switching & circuits

Interior Design

We reused and remodelled and moved the bespoke joinery we had manufactured and fitted out their previous offices. The bespoke shelving and storage were built on site from Birch faced plywood, the large, fitted storage was ‘hacked’ Ikea wardrobes and we added gables and pelmet to give a fully fitted look. We installed raw galvanised metal clad sockets and containment with sating Black sockets installed within fitted shelving units to distribute power to desks as the unit did not have computer access flooring.

The interior design scheme used a pastel palette built around nine soft tones across the walls, fabrics and bespoke seating. This gave the office a calm, warm and approachable feel.

The finishes of the floor supported the resimercial (residential meets commercial) theme. We combined durability with a softer, more domestic look. Large-format acoustic warm concrete finishes were used alongside oversized Wharfside Ash in the breakout and café area.

Tarkett carpet tiles in three colours were blended across the floorplate, with junction strips formed into radii to soften the geometry of the space.

Finishing touches included natural waxed oak cladding, bespoke signage, planting, Crittall-style glazing and slim-line sliding screens. These details helped create a polished and cohesive workspace that’s practical, comfortable and full of personality.

Select Interiors designed and fitted out the Manchester branch of the rapidly expanding V Properties group over a six week programme. and formal meeting space with Crittall glazing and slim-line sliding screens.

Scope of Works

Demolition, mechanical / A/C, electrical, data, bespoke Aluminium glazed partitions, bespoke steel fabrication, opaque glass walls and splash backs, decoration, flooring, cast concrete feature walls, bespoke signage & graphics.
